Position Title: Senior Property Manager/Broker
Supervisor: Director of Affordable Housing
Supervises: Resident Managers (up to 12) and Assistant Resident Managers (up to 3)
FLSA Classification: Exempt
Location: 2515 A Street, Anchorage, Alaska
Status: Full-Time Position
POSITION SUMMARY:
Ensures the successful management of all NWAK housing apartment complexes. Oversees the condition of the properties and the welfare of the residents through physical inspections, spot checks of all properties, and discussions with residents and Resident Managers. Troubleshoots and remedies chronic or recurring problems. Empowers Resident Managers to interact with all residents in positive ways beneficial to residents and NWAK.
ESSENTIAL FUNCTIONS:
- Performs supervisory duties to Resident Provides work-related advice and counsel, writes annual evaluations, performs inspections and audits of office files and procedures, conducts meetings to disseminate official information, and trains and instructs on timely property management issues and techniques.
- Monitors the established administrative procedures followed by Resident Enhances administrative systems where possible. Ensures all procedures are followed and coordinates with other NWAK staff such as Accounting and Maintenance departments etc. to properly record and document all resident files and related business. Supervises and monitors annual inspections of all NWAK properties.
- Creates reports and memos to the Director of Affordable Housing, briefing on all property management Establishes an archive of correspondence to/from the Director of Affordable Housing and reviews files periodically to ensure all instructions are followed in a timely manner.
- Empowers Resident Managers to handle problems and property issues with Helps resolve unusual or complicated situations. Acts as a problem-solver for the mutual benefit of residents and NWAK.
- Travels to the various properties to perform inspections, audits, and meet with Resident Managers and
- Researches commercial tenant laws, Fair Housing laws, landlord/tenant laws, tax audit and HUD compliance regulations, and other statutes critical to Determines appropriate procedures for complying with all regulations.
- Provides support for formation of Resident Councils, supports existing Resident Attends Resident Council meetings on an infrequent basis.
- Participates and provides training to Resident Managers regularly on personal safety and awareness, property security and awareness, injury prevention, personal protective equipment, slip and falls, fire prevention, and emergency responsiveness.

- Keeps files and archives of past projects and previous business reports of historical importance in storage.
MINIMUM QUALIFICATIONS:

Education or Experience: High school diploma or equivalent, plus five years’ experience in multi-unit property management.
Language Skills: Ability to read and interpret procedures, policies, and regulations such as safety manuals, operating and maintenance instructions, policy and procedure manuals, code of federal regulations, etc. Ability to write routine reports (including narrative and statistical reports), letters, memos and other similar correspondence. Ability to present oral and written information in logical, concise form. Ability to respond appropriately to the inquiries and comments of supervisors, staff, residents, and the public.
Mathematical Skills: Ability to apply basic arithmetic: adding, subtracting, multiplying and dividing. Must understand basic accounting and financial concepts and use analytical abilities and good judgment in creating and interpreting organizational business documents. Ability to determine budget requirements and work within a budget.
Reasoning and Judgment Abilities: Ability to solve practical problems and deal with a variety of unique situations. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to troubleshoot human situations and one-of-a-kind problems involving interpersonal interactions as well as situations involving money, budgets, and appropriate business practices.
Certificates, Licenses, Registrations, and Certifications: Real Estate Broker License. Current Driver’s License, vehicle insurance, and clean DMV Report.
Other Skills or Abilities: Ability to work with diverse cultures and people of many ethnic and social backgrounds. Ability to use standard office machines such as computers, 10-key, fax, and copiers.
Conflicts of Interest: The incumbent of this position must avoid conflicts of interest and the appearance of conflicts of interest with contractors of NWAK and those who bid on contracts with NWAK.
Confidentiality: This position requires the confidential handling of information, both internal to the organization and external materials submitted by clients and residents.
PREFERRED (but not required) QUALIFICATIONS:
A Bachelor’s degree, plus experience working with low-income housing residents as a Property Manager or Resident Manager. Tax Credit Certification required within one year of hire preferred.
