Location:  2515 A Street, Anchorage, Alaska, and multi-family housing   properties located throughout Anchorage
Status:  Full-Time Position, Monday through Friday, occasional nights/weekends on-call

POSITION SUMMARY:

This position performs building maintenance responsibilities in a team-structured work environment. Maintains all buildings, apartments, and offices according to established quality standards. Performs repairs and maintenance to facilities on an ongoing basis and performs make-ready duties to vacated apartments for re-renting.

ESSENTIAL JOB FUNCTIONS:

  1. Performs building maintenance as required by property needs Works on exterior or interior of buildings, performing carpentry, painting, plumbing, light electrical and other maintenance duties as needed.
  2. Drives to a work site and determines the exact problems and the type of tasks to be completed. Works the job to completion, coordinating with the supervisor and resident manager if unanticipated problems are discovered or additional help is required to finish the work.
  3. Completes necessary documentation and related administrative processes, e.; work orders, unit inspection forms, invoices, and maintain accurate times cards.
  4. Operates equipment and uses tools in a safe and efficient manner. Keep the maintenance shop and all work areas clean for continued safe working conditions. Maintains the worksite in a safe manner for building residents, establishing barriers or posting warnings and cautions as needed.
  5. Always uses diplomacy while working by coordinating openly and in detail with the supervisor, the Resident Manager of the facility and the resident of the apartment. Reports any inter-personal problems and contacts the supervisor if anyone is angry or
  6. Cross-trains in the various duties and functions of handyman work by working as an assistant to those with more experience until the tasks are Trains others in duties that the incumbent of the position has a particularly strong knowledge of.

Performs duties using skills such as carpentry, light electrical, plumbing, painting, kitchen counter and cabinet installation, roof repair, heating/boiler maintenance, drywall, fire extinguisher inspection, summer and winter landscape work, and other duties related to the care, maintenance, safety, and security of residents and NeighborWorks® Alaska employees.

  4. Coordinates with resident manager on a daily basis to establish priorities, property status and other day-to-day issues that need attention.
  5. Maintains the maintenance shop in a safe, clean, orderly fashion, and always stocked with inventory of essential Be sure SDS binders are updated and easy to locate. Assure that the eye wash station, first aid kits and personal protective equipment are kept current and in good working order.

NONESSENTIAL FUNCTIONS:

  1. While all work must be completed, not every task is required to be performed by all maintenance technicians. For example, a person who is highly skilled in carpentry may not be required to perform boiler maintenance if others in the shop are more skilled. However, everyone is expected to cross-train into areas where they are less knowledgeable, so a carpenter may be asked to train in boiler maintenance occasionally to help round out his/her experience.

MINIMUM QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  Education or Experience: High School or equivalent diploma. Experience in general building maintenance duties or a construction trade such as carpentry, drywall, plumbing, etc.

Language Skills: Must understand English to receive job assignments. Must speak English at a level that is understandable and clearly enough for residents to understand.

Mathematical Skills: Ability to perform basic arithmetic functions appropriate for construction or remodeling job assignments.

Reasoning and Judgment Abilities: Must use good judgment to determine what maintenance or repairs are necessary, which jobs should have priority, when to ask for backup help, determine when coordination with the supervisor is appropriate, and similar common- sense abilities.

Certificates, Licenses, Registrations, and Certifications: Possess and maintain current driver’s license, auto insurance, clean driving record and reliable vehicle. Current shot records with tetanus and hepatitis shots

Other Skills or Abilities: Tact and diplomacy are required when dealing with residents who are sometimes irate. A teamwork attitude is necessary to be effective. Must be available to respond to emergencies if possible and perform scheduled on-call duties during non- working hours.

Conflicts of Interest: The incumbent of this position must avoid conflicts of interest and the appearance of conflicts of interest with contractors of NWAK and those who bid on contracts with NWAK.

Confidentiality: This position requires the confidential handling of information, both internal to the organization and external materials submitted by clients and residents.

PREFERRED (but not required) QUALIFICATIONS: Extensive experience in one of the trades is helpful to perform the job well, such as carpentry, plumbing, heating, electrical, drywall, or similar construction skills. Formal training in building systems or components is desired. Certifications in Fair Housing Standards, UPCS and HQS. Fire Extinguisher Level II permit.
